Our plans for new council homes at Greenwich High Road

Thank you for taking the time to view our proposals for new council homes at Greenwich High Road. 

These homes will be part of the Greenwich Builds programme to create 1,750 new council homes across the borough, to be let to local people on our housing waiting list, addressing the urgent need for affordable homes. 

We are inviting you to give feedback on our plans, please share your views using the survey at the bottom of the page.

Site Location

The site is north of Ashburnham Place, south of Greenwich High Road, east of Langdale Road and west of Egerton Drive.

We are looking to build on the car park area immediately west of and between the two four-storey residential blocks facing Greenwich High Road.

West of the site is a small car park and a row of five garages, and to the south of the two residential blocks is a communal garden with a number of mature trees and an electricity substation. The trees are protected by a Tree Preservation Order.

What we are proposing to build 

At Greenwich High Road we would like to build 12 new homes in two apartment blocks.

Block A (on the car park to the west of the existing flat building), a four-storey building containing:

  • Three one-bedroom flats
  • Four two-bedroom flats

Block B (between the two existing blocks of flats), a five-storey building containing:

  • Five one-bedroom flats

The existing electricity substation would be relocated, and the disused pram sheds would be demolished.

Privacy

The balconies are designed to screen overlooking avoid overlooking neighbouring gardens and houses, and triangular window bays would prevent overlooking towards the south.

Footpaths and access

There would be a new footpath to the south west to allow access to both Block A and the existing flats to the west. This path would lead to a new cycle store and connect back to the existing footpath leading east. 

Block A could also be accessed directly from Greenwich High Road via a footpath along the front garden.

Trees

The mature trees would all be retained, but a specialist tree and shrub survey found that number of trees to front of the site are of poor quality, and we would therefore remove these as part of the development. 

Parking

We haven’t included parking in our designs, as this area is rated as having high Public Transport Access Level (PTAL-5) which means a car-free development is appropriate in this case.

Design

The homes would meet net zero carbon standards, helping the Council to achieve the targets in its Carbon Neutral Plan, and be of a modern design.

Sustainability

As with all Greenwich Builds homes, and in line with the Council's Carbon Neutral Plan, sustainability is a key consideration in our design. 

The homes at Greenwich High Road will be built to net zero carbon standards, incorporating extensive insulation and air tightness measures, alongside air source heat pumps and solar panels.

This will not only make our homes extremely sustainable but will also substantially reduce running costs for tenants living in them.
